Description

This role will require you working in a mobile capacity as required, across the three main UK locations (Stevenage, Bolton & Bristol).
* Working with the incumbent maintenance service provider, ensure an accurate and topical asset list of all key facilities assets is held within our maintenance management system (Planon). This involves managing a process so all new works are correctly and formally handed over to the FM Operations team and all asset changes recorded and maintenance regimes updated accordingly.
* Monitoring and reviewing the planned preventative maintenance schedule to ensure it is accordance with the maintenance contract and meets the business needs.
* Responsible for ensuring a detailed catalogue of Operation and Maintenance Manuals and Building Health and Safety Files is held and maintained, which is accessible for the whole Facilities Management team as required.
* Carry out a review of the Facilities assets in order to collate and maintain a 5 year capital replacement/investment programme.
* Produce a detailed (next year) capital plan for presentation and outline approval of the Finance Committee.
* In collaboration with the Energy Manager develop an outline specification/equipment schedule of preferred equipment to install as replacement or new infrastructure works.
* Support the detailed design process of all new and replacement capital infrastructure works.
* When required, act as the Project Manager for new or replacement capital infrastructure works.
* Provide advice to the Facilities Management team to ensure all are kept updated on all new statutory legislation impacting the delivery of Facilities Services.
* Provide guidance to ensure compliance with the Safe Operation of Electrical Services on Site.
* Coordinate the activities of the Legionella Steering Committee and the resolution of observations/
actions.
* Ensure appropriate processes are in place to ensure general statutory compliance eg maintenance regimes, assurance inspections etc.
* Coordinate with the FM CDM & Control of Contractors Officer to ensure the maintenance service provider meets their Control of Contractors obligations.
* Ensure that the SLAs and KPIs as defined within the maintenance contract are measured and accurately and effectively reported, in order to ensure there is clear evidence of service levels being maintained.
* Compile technical tender specifications and support the FM Commercial and ISP teams in the ongoing preferred supplier tender exercises. This should ensure all operational requirements are considered.
* Managing very effective levels of communication and stakeholder management, both internally & externally between the customers, other FM areas & outsourced service providers.
* Ensure regular reports are presented as agreed in a format that clearly highlights all exceptions and discrepancies.
* Provide technical support and consultancy to the Site Facilities Managers and Facilities Operations team in all aspects of Building Services.

Additional Job Details
. HNC in relevant discipline or substantial practical experience Construction & FM environment (5 years).
. BIFM Membership
. Excellent knowledge of Building Service Engineering, including BMS systems.
. Ability to manage internal and external relationships.
. Experience of contractor management and project delivery.
. Practical experience of industry standard construction & FM reporting databases.
. Excellent working knowledge of Building Services related SHE & CDM regulations
. Nebosh General Certificate preferred.
. Excellent communication skills.
. Customer Focus - understanding the needs and facilities required to meet them.
. IT literate, including Excel, word, PowerPoint & MS Project
.. Capable of transposing working drawings & specifications into delivered working environments.
. Business to Community interfacing skills
