FINANCE MANAGER (PROPERTY, FINANCE) - LONDON - £350 - Initial 4 Months

The work location is in LONDON and is an initial 4 months contract.

Pay rate is £350 per day.

The role is working for a well-established, multi-national retailer and specialises in clothing, home and luxury product.

Their strategy is to become more active with its Property portfolio and actively asset manage a number of key property assets to deliver the best return and more optimal retail trading space. This is part of the strategy to help recover and grow their Clothing and Home business and continue to grow Food, supported by optimisation of their UK store estate, international business and costs.

Reporting to the Head of Property Finance this role ensures delivery of robust financial evaluations and business partnering for large mixed use redevelopment schemes and actions required to deliver the UK store estate programme. The roles also co-ordinates with other finance teams, most importantly tax and treasury to ensure the impact of expected changes in the property estate are consistently reflected in financial forecasts and budgets across the group and will provide a pivotal role in the strategic review of freehold assets.

Key accountabilities of the role include:

  • Own robust business cases for all mixed use redevelopment schemes in M&S. prepare business cases ready for sign off at Property Committee
  • Support the Redevelopment team with modelling appraisals for new stores or relocations
  • Own the Capital Evaluation Models used for redevelopments
  • Help build a programme of redevelopments to understand "size of prize", ultimately a 10 year programme to help review funding and timing
  • Provide ad-hoc modelling, including financial support for Property transactions/acquisitions eg reviewing sale and lease back opportunities, lease surrender deals or other capital investments

Technical Competence:

  • Strong financial evaluation capabilities, experience building and business cases. Full understanding of financial evaluation metrics, their uses and limitations and inter-relationships
  • Commercial awareness to add challenge and insight to development business appraisals. Ideally Property and redevelopment experience
  • Ability to work closely with and influence non-financial colleagues, including ability to present complex information credibly to members of the property leadership team
  • Strong analytical capabilities, comfortable working with and accurately manipulating data to provide accurate and insightful reporting
  • Good IT skills, including advanced excel capabilities
  • Strong team player but also happy to work independently on own initiative
