JOB DESCRIPTION:

  • The Commercial Examiner's role requires an individual that fully understands the contents of the commitment and policy and the coverages that is provides.
  • This individual can efficiently handle residential and commercial transaction, issue the standard Alta endorsements, review and read Alta survey's and approve coverages based on that review and have effective relationships with Sales, Escrow and Construction Escrow.
  • The effective Commercial Examiner will have built a good foundation for which long-standing customer relationships can be forged and will be eager to learn and advance their knowledge of transactional issues and what it takes to provide a positive customer experience.
  • Confidence in their abilities to make decisions within their authority parameters to further service the customer's requests is also a required trait.

Additionally the ability to perform the following functions:

  • Build customer relationships with Local customers by providing stellar customer service and underwriting know how on a daily basis such that they become a known commodity.
  • The Commercial Examiner should display a willingness to gain their customer's confidence by offering solutions to basic underwriting issues that arise during the transaction, thus earning trust and their next order.
  • Ability to assess and perform all aspects of underwriting of policy coverages, endorsements and assumption of risk (within their current authority limits) in local transactions, including multi-site deals of various degrees of complexity, often within very narrow time frames and a stressful atmosphere and a high volume.
  • Confidence in and ability to review and read various types of surveys for properties within our service area and raise the appropriate title exceptions and approve the appropriate policy endorsements which are a direct result of that analysis.
  • Thorough working knowledge of all title, legal and document requirements at all levels of government in Illinois.
  • Confidence and ability to analyze data and issue all standard ALTA and CLTA Endorsements as may be requested in most transactions. Additionally a solid understanding of the Covered Risks, Exclusions and Conditions contained in the policy jacket is required in order to answer coverage questions from customers.
  • Ability to coordinate, prepare for, and be available to complete commercial closings, taking place both within the confines of a Formal Escrow and outside of them (Straight New York Style Closing), often with little or no lead-time.
  • Maintaining current knowledge of trends and developments in real estate law and creative financing and be able to lead information and constructive discussions for customers within the confines of industry related seminars, customer events and Company sponsored functions.
  • Possess a basic knowledge of the construction disbursement process and associated title risks which requires an understanding of the types of mechanics' lien coverage and endorsements available in Illinois, as well as a solid understanding of the risks associated with discovered construction issues and the ability to gather facts needed to offer solutions to the customer in order to consummate the transaction giving the desired coverage or an acceptable alternative.
  • Thorough working knowledge of and proficiency in, the current production systems, smartView, TitlePoint, OCOD, NTIweb, Excel, Outlook, Word and all additional systems, programs or websites needed to work efficiently and provide products in the manner required by the customer.
