Description

The position of Marketing Manager is a key role within the Sales & Marketing function at Mactaggart & Mickel Homes. This position is a maternity cover for approximately 9-12 months. The ideal candidate must have excellent communication and project management skills, experience with financial and budget management and can deliver a comprehensive marketing strategy aimed to increase visitor levels to developments and digital platforms.

The marketing manager is responsible for all aspects of marketing a new home development, including market research, sales valuation exercises, lead generation, co-ordination of the physical sales centre set up, directional signage, brochures and other marketing collateral, launches and PR functions.

This role is based in the Central Belt of Scotland and would suit someone with experience in housebuilding at a similar level of seniority.

The Marketing Manager will work with the Sales & Marketing Director to manage all marketing related activities across the organisation. This role will be primarily office based, with the ad hoc requirement for site visits. You will also be expected to attend/chair a variety of external marketing team meetings.

Organisational Structure

This role reports directly to the Sales & Marketing Director. The Marketing & Sales Co-coordinator will work alongside you. Due to the nature of this role you will also have close contact with the Field Sales Manager and this relationship is critical to the success of the team. There are also a number of other internal stakeholders that you will work alongside, these include; Sales Operations Manager, Business Operations Manager, Design, Procurement, Site Management and on-site Sales teams.

Planning and Implementation of Marketing Strategy

  • You will be responsible for planning the overall marketing strategy in line with the Company's sales target and budget using the existing template.
  • This strategy will include the individual programmes/schedules for: new development launches, brochures, on site events, press release schedule, customer case studies, blog/social media campaigns, press/radio/out of home advertising, digital marketing, e-newsletter, Rightmove activity, awards, showhome photography and internal newsletter (Our house).
  • You will work closely with the Field Sales manager during the strategy development process and issue the completed document to the Sales & Marketing Director for approval prior to issuing to the wider team.
  • Working together with the Marketing & Sales Coordinator and external marketing agencies you will be responsible for the implementation of the marketing strategy.
  • Effective communication of the strategy to the wider marketing team is key
  • With the assistance of the Marketing & Sales Coordinator you will be responsible for directing and the approval of all marketing communications including: signage, e-newsletters, blogs, press releases, door drops, press/digital/radio ad content/design and website content.
  • On an ongoing basis evaluate the success of campaigns in collaboration with the Field Sales Manager and the Marketing & Sales Coordinator, and alter plans accordingly

Market Research

  • To assist the Land team and Business Operations Manager you will instruct/oversee market research and sales valuation reports.

  • You will develop (or build upon existing) relationships with local surveyors, property and estate agents and consult with them on pricing, competitor and overall market information.

  • Monitor our consumer demographics to ensure that our marketing activity is aimed at the relevant audience/s for each development.

Pre-sales launch marketing activity

  • To ensure the successful sales launch of a new development/phase you will be responsible for:
  • Generating a significant prospect database, this will be achieved by implementing a strong "Coming soon/sign up for details" strategy including: onsite signage, macmic.co.uk website presence, Rightmove coming soon listings, PR and advertising in other relevant media channels.
  • Manage the Programme for a new development brochure
  • You will devise and manage the programme for a new development brochure, endeavoring to keep to deadlines and updating the Sales & Marketing Director, Business Operations Manager and Production Director of any delays.
  • It is essential that you familiarise yourself with the local area, specific house types and target market so that you can steer the direction of the brochure working with our creative agency and Marketing & Sales Coordinator using existing templates.
  • Working with the Design team and Business Operation Manger you will identify the need for a package of computer generated images using our existing supplier and manage the process from start to finish.
  • To ensure the highest standards of accuracy you will facilitate the review and approval process by the key stakeholders in relation to their specific elements of the brochure prior to going to print using the existing sign-off template Sales Office and Options Suite set up
  • In preparation for launch you will be responsible for the presentation and design of new development Sales offices and Options suites. These may be on site or temporarily from a remote location.
  • You will work with the signage and visual marketing consultants on the spatial planning, furniture design and locations of all internal and external graphics and signage. Depending on the complexity of the graphics and signage you may require additional assistance from our creative agency.
  • You will work with the on-site management team, ICT and Sales Training Consultant to ensure that the premises are fully set up for launch.
  • Website presence
  • In preparation for launch you will ensure that all required elements of brochure collateral have been passed from the creative agency to the digital agency.
  • You will oversee the transition of status from "Future" to "Current" development on the website and ensure that the content management system (Umbraco) has been updated by the Marketing & Sales Coordinator.
  • The listings on Rightmove will also reflect this change in sales status.

Programme for new development or new phase launch

  • In line with the release schedule you will manage the:
  • Timely completion and printing of brochure
  • Issue of brochure pack (incl. price list and letter detailing the release procedure) to prospect database
  • Open weekend which provides prospective buyers face-to-face time with Sales Team
  • Telephone sales launch from head office
  • On site launch

Marketing of existing/ current developments

  • Working with the Field Sales Manager you will review sales, targets and stock levels and identify the developments and/or specific plots/house types that require targeted marketing support.
  • Using this information you will update the Marketing & Content Plan to ensure that all scheduled activity (e.g. PR, advertising, social, Rightmove etc.) is in line with the changing needs of the business i.e. shift in focus as the performance of one development improves, another's may decline.
  • Working with the Marketing & Sales Coordinator and digital agency (when appropriate) you will ensure that the content of the company's own website, Facebook profile and any presence on external digital platforms (e.g. Rightmove.com, ESPC.com, Google.com etc.) is up-to-date and relevant.
  • Working with the Field Sales Manager and onsite Sales Consultants you will ensure that the onsite sales presentation maintains a very high standard; this includes signage, displays, etc. Some elements of signage will be deferred to the Marketing & Sales Coordinator.
  • Working with the Marketing & Sales Coordinator, PR agency and on site sales consultants you will plan and roll out CSR strategy- including community events, school visits, fund raising etc. You will review and assess requests for sponsorship or support as they are received and grant assistance based on strategic relevance in line with budgetary constraints.

Management of external marketing agencies

  • Mactaggart & Mickel Homes has an excellent working relationship with its external marketing agencies, these include: creative, digital, media buying and PR.
  • You will be responsible for maintaining these relationships whilst ensuring that each agency continues to delivers the highest quality of service to the company.
  • You will ensure that the agencies are kept informed of Mactaggart & Mickel's targets and changing marketing requirements by maintaining the Marketing & Content Plan template.
  • You will attend/chair monthly all agency team strategy meetings and separate monthly meetings with our Rightmove account manager, PR, creative and digital agencies for more in-depth updates/discussions.
