The role has responsibility for dealing with notice to quits.

The role will primarily focus on the base station estate and deal with hostile landlord notice to quits and tenant notices to quit (self-serve terminations).

The surveyor will be responsible for negotiating with our landlords to stay in situ for as long as it takes for our deployment teams to acquire and bring live the replacement base stations, whilst limiting exposure to compensation claims and ensuring that equipment is removed within the agreed timescales.

Also to manage the disposal of redundant base stations (liaising with key stakeholders, instructing solicitors to serve notice to quit, ensuring that decommissions are completed within the timescale and managing any dilapidations). To operate within agreed departmental procedures and standards, enabling the telecommunications network to provide effective service to customers through the continuity of sites but in a cost efficient and pro-active manner.

1.To provide a valuable interface with other areas of the business to support seamless management of the network.

2.Undertake the negotiations with Landlords to retain the equipment whilst replacement site or sites are acquired and brought live and ensure site is decommissioned within the agreed timescales. Compliance with statutory requirements relating to landlord and tenant legislation and telecommunications legislation is necessary and you will need to limit liability to compensation. You will have responsibility for a substantial case-load.

3.To instruct and work with in house legal support, external agents and solicitors and ensure that statutory compensation is received.

4.Manage legal deadlines, deal with Code notice considerations, maintain accurate electronic records (update Lease Management database (Access database), save documentation onto our electronic repository (I-Icon). Liaise with admin team to ensure that sites are cancelled on the database and all financial liabilities are terminated.

5.Report on progress of NTQ sites (hostile and self-serve) and decommissioning including operational cost savings for self-serve terminations.
