Property Asset Manager/Facilities Manager/Building Manager wanted.

My Bristol based client is looking for a Property Asset Manager/Facilities Manager/Building Manager for an 18 month contract (3x 6 month contracts)

This role is:
*To support all of the client's operational managers by providing an efficient, sustainable, effective estates service ensuring all sites and buildings that the person is responsible for are maintained to the appropriate standard and to ensure a safe operational environment.
*To support the lient's Estates team through the provision of specialist CAD and other building construction services/surveys

The Property Asset Manager/Facilities Manager/Building Manager will be responsible for:
*Estates property 'Customer Accounts Manager' for allocated sites - responsible for site customer liaison and education, measuring customer satisfaction and identifying areas for improvement.
*Maintain contact/visit allocated sites on a planned/regular basis, reporting and making recommendations for improvements.
*Taking forward site closures from TTP and other initiatives within planned timescales.
*Customer requirement management for allocated sites; identifying & challenging requirements, managing expectations & supporting the delivery of agreed changes - see 'Planning & Organising Works Projects' below.
*Allocated sites property upkeep and maintenance and where appropriate identifying targeted capital expenditure (including required health and safety measures when identified) - see 'Planning & Organising Works Projects' below.
*Allocated sites assessments and monitoring eg Legionella assessments, fire risk assessments and chimney inspections.
*Responsible for allocated sites property data - upkeep and accuracy - see 'Data Management' below.
*Using site data responsible for identifying 'low performing' properties among their allocated sites when compared with Estates benchmarks and initiating targeted improvements.
*Managing/monitoring the works and rent programmes and assisting with monthly reconciliations.
*Site documentation - creation & currency (including hard copy and electronic Building Files), electronic records & plans.
*Keeping e-PIMS records for allocated sites up to date and accurate.
*Site utilities supply management/energy consumption monitoring (trend spotting).
*Client's specialist user of AutoCAD (commercially available computer aided building design tool) and provision of building related computer aided design services.
*Provision of measured site surveys.
*Preparing local authority planning applications.
*Site maintenance, works and repair.
*Advice and guidance in terms of preparation of requests for improvements.
*Management/implementation of expenditure where approved.

Skills needed for the Property Asset Manager/Facilities Manager/Building Manager role:
*Sound understanding of the functions of estate management
*Experience of statistical analysis and handling, interpreting and challenging large sets of data.
*Experience in contracts management - requirements capture, contract specification preparation and works management.
*Experience of working to tight deadlines

Desirable
*Experience of small project management
*Ability to understand and interpret property related benchmarking information relating to sustainability
*Awareness of risk management
*Working knowledge of GC works contracts
*Working knowledge of e-PIMS
*Experience in licence and lease management
*Knowledge and experience of using AutoCAD and completion of detailed measured surveys
*Experience in using Automated Meter Reading technology online data packages
