Estates Surveyor - Contract - Berkshire - Telecoms

Main Purpose of Role:

To provide professional Estates Management expertise within the Radio Base Station Estates team in relation to current new deployment activities.

The role has responsibility for the efficient and professional Estate Management of site agreements and for maintaining a good landlord/tenant relationship whilst assisting with the rent challenge, acquisition of improved rights for existing sites and resolving problems that delay the deployment of network improvements.

To operate within agreed departmental procedures and standards, enabling the telecommunications network to provide effective service to customers through the continuity of sites but in a cost efficient and pro-active manner.

Key Responsibilities:

*To provide a valuable interface with other areas of the business to support seamless management of the network. To ensure that best value is achieved.
*Undertake the negotiations with Landlords for improved/altered rights whilst maintaining full compliance with statutory requirements relating to landlord and tenant legislation and telecommunications legislation. You will have responsibility for a substantial case-load.
*To instruct and work with in house legal support, external agents and solicitors.
*Manage within guidelines rent reviews, lease renewals and other defined objectives within the team.
*Successfully manage landlord relationships and interfaces with other departments including coordinating maintenance and repairs.
*Day to day property management of Radio Base Stations involves working closely with the company's Technology department and Finance department
*To identify and solve problems via an ability to think outside the box and to work on own initiative.

Essential Qualities:

*A property related qualification is required plus knowledge of estate management of commercial property including a background within the Telecoms Industry
*Knowledge and experience of law of property, including landlord and tenant legislation (1954 Act in particular), rating, planning and telecommunications legislation (particularly Code Powers).
*Experience of legal documentation including issuing instructions to Solicitors/Legal Executives relating to conveyancing matters
*Excellent communication skills. Ability to communicate successfully with people at all levels both inside and outside organisation, both verbally and in writing
*Computer literate, with excellent working knowledge of Microsoft Office
