Supervises, coordinates and documents the implementation of a Building Management System (BMS) and multi-vendor BMS integration project. Collaborates with the project team to ensure that the BMS installation and commissioning activities are implemented through final acceptance. Responsible for QA/QC of all installation, commissioning and review of sequences of operation.

Job Functions:
  • Supervise BMS field installation to ensure compliance with the contract documents and Scope of Work. Coordinate all subcontractor field activities that are associated with physical installation, system component inspection, control system changeover and commissioning, through final acceptance.
  • Coordinate directly with the IT Department, the need for their services and support during the BMS integration and communication to the new system Servers.
  • Know and understand how to read and work with BMS drawings, including but not limited to, point to point wiring diagrams, termination details, airflow and piping diagrams, system architecture and riser diagrams.
  • Interface with the project team to evaluate proposed scope changes as they relate to cost, strategy, and impact to Guaranteed Energy Savings.
  • Oversee and coordinate the commissioning activities associated with the new BMS and final integrated product, including data and trend collection and performance analysis through final acceptance.
  • Oversee and coordinate the commissioning activities associated with new HVAC equipment installed as part of the overall project.
  • Coordinate all activities with the project leader that requires system outages that will effect normal building operations.
  • Facilitate the project's transition from the construction phase to the performance phase. This includes verification of As-Built documentation.
  • Ensure that all project activities are completed on a timely basis and according to the Master project schedule.
  • Provide regular project status updates to management.
  • Demonstrate leadership in the area of safety. This requires observing and enforcing safety rules and practices, encouraging safe work behaviors, and promptly correcting conditions and unsafe behaviors, which may lead to accidents.
  • Other project related duties as assigned by the project leader.

Physical & Environmental Requirements:
  • This position requires Full time presence at the project location. Local residence is preferred.
  • Move autonomously, walking and standing for long periods, hearing, seeing, reading, and writing.
  • Work independently and with people, speaking in front of groups and with individuals, customers, management, engineers, subcontractors, manufacturers, and suppliers, etc.
  • Work both indoors and outdoors, in hot or cold conditions, and around construction project sites.
SKILLS:

Required Technical/Job Skills:
  • Must possess a solid understanding of Building Management Systems, both DDC and pneumatic and their configuration and sequences of operation, as well as experience with Integration of multiple DDC systems into a single front.
  • Understanding of building systems and components is required: heating, ventilating, air conditioning (HVAC), central heating and cooling plants, electrical systems, and process related systems.
  • Demonstrated effective leadership skills including the ability to effectively interact and direct the work of subcontractors, communicate tactfully (written and verbal), and bring issues to timely resolution.
  • Outstanding planning and organizational skills.
  • Demonstrated aptitude for data analysis.
  • Proficiency in the use of computer-based applications including Microsoft Excel, Word, Outlook, and project scheduling database applications.
  • Ability to work in a diverse environment (internal/external).
  • Must possess valid driver's license.
  • Must meet all eligibility requirements for working in State and Government facilities.

Education/Experience:
  • Education and/or experience equivalent to an Associate Degree from an accredited college or Technical Institute in Engineering and/or HVAC Technology and 5-7 years of work experience in the implementation of projects at customer sites.
